A stone home with 16 ft beamed ceilings, covered porch overlooking the river, Jenn Air appliances, tiled flooring in the living and dining area, ceiling fans, open kitchen with island, three bedroom, two full baths. High above the valley below, the view extends for miles and miles.

A staircase leads down to the water where there is a picnic table and firepit, ideal for fly fishing, swimming and camping out. 15 minutes from Blanco (enjoy Uptown Blanco, fabulous restaurant) & Johnson City (LBJ Ranch). 30 minutes from New Braunfels (Schlitterbahn Waterpark, Historic Gruene), Boerne (antiques & restaurants). Fredericksburg is about 40 minutes away (famous for shopping and their peaches).

Golf Courses surround the house in all directions.

They can pick you up 5 minutes from the house, at 281 and the Guadalupe, and take you as far up river as you would like to go. Choose from the Guadalupe State Park, Bergheim, or Hedge Falls. Nichol's Landing is right by the house and is a county park and a drop off point for tubers and & kayakers. No rules regarding cooler size apply but glass containers are discouraged.
