This elegant home is within walking
distance to Schlitterbahn, The Tube Chute and the Comal
River!! Walk over to the Union Station for a breakfast
taco, or get a snowcone on the corner by the Tube Chute.
Shop for the latest swim wear at Ducky's or eat at Pat's
Place next door.
Bougan-Villa, a two story, 4B/3B estate
that sleeps 16. The upper level is a 3B/2B with a living
area and full kitchen. The three bedrooms each have king
beds. The lower level has a cozy sunken
bedroom with two queen beds. Just outside is a large sunroom overlooking the
immaculate back yard, with two daybeds and trundles. There is a kitchenette and
large bathroom just off the carport.
There
are three TVs and two DVD players upstairs with
two TVs and a DVD player downstairs. The house has cable
and
high
speed
internet. A door connects to the lovely downstairs
level that opens onto an open tiled sunroom.
The sunroom has two daybeds with trundles.
Stairs
lead down to large sunken bedroom that has a king and
two daybeds with trundles . There is a kitchenette
in the sunken bedroom and a large bathroom off the
sunroom next to the garage. The two levels can be rented
out
together or separately having two separate entry ways.
The backyard is a private landscaped haven with a privacy
fence and grill.
Bougan Villa caters to family gatherings and corporate
retreats. We have an absolutely zero tolerance for large
parties and boisterous behavior. No more than
8 cars at a time, no foul
language, no music or noise after ten p.m. No shuttle buses
are allowed to pick up or drop off tubers at the house.
There is a $50 charge per person or vehicle per night for
guests who exceed our limits. The deposit will not be refunded
if we have complaints from our neighbors or the police
are called. We value our relationship with our neighbors
and our goal is to peacefully coexist with them. Thank

Bougan-Villa has a beautiful manicured backyard
with privacy fence.
Boat-N-Go rents large pontoon and bass tracker
boats. They are based at Canyon Lake and will take
boats to Lake Dunlap as well. They put the boat
in the water for you, give you a free 30 minute
lesson on how to handle the boat. Then you call
them when you are ready for them to come and pick
the boat up. They also have information on fishing
in the Canyon Lake and River Road area.
